Indianapolis Most Affordable Major U.S. Housing Market

For a ninth consecutive time in Q3 of 2007, Indianapolis, Indiana maintained its standing as the most affordable major U.S. housing market, according to the National Association of Home Builders/Wells Fargo Housing Opportunity Index (HOI), released this week.

“Today’s HOI reading indicates that 42 percent of all new and existing homes that were sold during the third quarter were affordable to families earning the national median income of $59,000,” said NAHB President Brian Catalde, a home builder from El Segundo, Calif.

Indianapolis housing trends still in a slump

According to the Metropolitan Indianapolis Board of Realtors, the nine-county Indianapolis metropolitan area had 1,998 pending sales of single-family homes and condominiums in September, down 16.8 percent from the same month last year. Year-to-date, sales of single-family homes and condos are off 7.3 percent from the first nine months of 2006.

While the NAR reported national home prices were expected to drop for the first time since it started tracking them in the late 1960s, the NAT also estimated that roughly 75 percent of markets across the nation could still see a narrow increase in median sale prices this year, though these small gains will be countered by steeper losses in the more volatile markets that experienced huge gains in 2004 and 2005.

Indianapolis IN real estate remains affordable to 9 out of 10 households

Despite reports of a slumping housing market nationwide, particularly in the Indianapolis area, Morgan County is still insulated from major swings in the industry, a local realtor said.

According to the National Association of Home Builders/Wells Fargo Housing Opportunity Index, last summer the Indianapolis metropolitan area's housing affordability was at 90 percent, meaning nine of 10 homes in the area were affordable for a household making the national median income of $65,100.
